About SRD's Building Service
The Strathcona Regional District’s (SRD) Building Department regulates the construction, alteration, repair and demolition of buildings and structures within Electoral Area D.
Electoral Areas A, B and C are not within SRD’s building inspection service area.

Building Inspections
The SRD uses the building inspection process to ensure the safety and integrity of buildings and structures within the service area. The SRD enforces health, fire, structural, and general safety requirements to protect and promote the health, safety and well-being of all residents.
Building inspectors perform inspections at various stages of construction and keep records on file for future reference. Inspection records provide verification of no longer visible building elements located within a building or structure. Lending institutions, appraisers, lawyers, and others rely on these files to determine the value of a building.
Building inspectors can also assist with the preparation of your building permit application.
If you are planning new construction or a renovation, it is your responsibility to ensure all planning and construction conforms to the SRD Building Bylaw and the BC Building Code, 2024 edition.

Building Permits
Building permits are required for any new construction, alteration, addition or demolition of a structure in Electoral Area D. Homeowners or builders should complete the appropriate permit application. Once a building permit application has been accepted, it goes through the stages of review before it is ready to be issued. The reviews typically include addressing, planning, zoning and building code compliance.
The building regulation area only includes Electoral Area D.
Electoral Areas A, B and C do not require building permits.

How long will it take to issue my building permit?
Once the application is submitted through the portal, we will review documents to ensure we have all the information we need for review.
Most applications require Planning Review for Zoning and OCP conformance (setbacks, floodplain elevations, environmental and hazardous conditions etc.). If there are no concerns, this usually takes approximately one week. If we require additional information, reports, or a Development Permit, these requirements must be met prior to building permit review.
If all paperwork is in order, it usually takes one to three weeks for the Building Inspector to review and issue the permit.
